The District allows a wide range of manufacturing, assembly, processing, research and development, and office uses. Due to the pre-planned and comprehensively designed nature of an industrial park and increased site design and aesthetic standards, Planned Industrial Districts can be located, built and operated with a minimum of nuisance and mapped in locations where other industrial districts may be inappropriate. Uses in the Planned Industrial District shall be served with adequate public or community water and sewerage service meeting Health Department standards. The Planned Industrial District is intended to be assigned to large single parcels or an assemblage of parcels for planning, resubdivision, and development of a cohesively designed industrial park with multiple lots, interior streets, and other amenities. Previously approved plans for industrial parks in Planned Industrial Districts that existed at the time of the adoption of these requirements are still valid to the degree that the design does not violate current regulations. The Planned Industrial District may also be assigned to an individual parcel for development with a single use.
